Two months after breaking ground, a $180 million senior living center under development between Kiawah and Seabrook islands has already reserved more than 40 percent of its upscale units.

Thirty-seven residences in Seafields at Kiawah have been spoken for in the luxury retirement community for those 62 years old and older. It’s under construction beside the Harris Teeter-anchored Freshfields Village Shopping Center. The luxury community at 200 Farm Lake Road fronts onto Seabrook Island Road and will offer 90 one- to three-bedroom independent living residences and 16 assisted-living and continuing-care units. Available for reservation now are the independent living quarters that range from 903 square feet to 2,856 square feet. Seafields residents have the option to purchase contracts with a 90 percent or zero percent return of equity. Entry fees for units range from $435,000 to about $3 million.

Beverly Hills, Calif.-based Big Rock Partners is developing the property. It will feature an in-house medical clinic operated by the Medical University of South Carolina.

Kiawah senior living’s community will include amenities such as a 24-hour concierge service with transportation and valet assistance, culinary and wine program, fitness center and theater by Los Angeles-based private cinema designer, Paradise Theaters. The property also is close to the beach and offers access to paved bike trails, equestrian centers and Bohicket Marina. The community also plans to partner with Charleston-area art and cultural institutions to develop programs for residents. Construction is slated to be completed by the summer or fall of 2024. Kiawah Island Real Estate is handling pre-sales for all units.
